Start with the sun-facing elevations
South and west-facing walls often show wear first because they take the strongest afternoon heat. Look for chalking, fading, hairline cracks around stucco, and brittle caulk near windows, doors, fascia, and trim.
Check drainage and splash zones
Paint failures near hose bibs, downspouts, planter beds, pool decks, and low walls often start with repeated water contact. These areas should be cleaned, dried, and evaluated before coating work is planned.
Document HOA color constraints early
For HOA communities, collect approved color lists, architectural review requirements, and any deadline windows before requesting an estimate. That prevents repaint planning from stalling after the walkthrough.
